HighPark Residence is a brand new condominium being launched for sale by CEL Development on the western end of Sengkang, bordering the rustic eateries and landed houses of Jalan Kayu. Conveniently next to Thanggam LRT Station. Possibly the cheapest new private condo around: from high $3xxK for a studio unit . 1 + Study $4xxK up . 2BR $5xxK up . 3BR $7xxK up.

High Park Residences . Highlights

At first glance this might not seem a very exciting place to stay. But closer inspection shows that High Park Residence may actually be one of the best value private condominiums now. It has several attractive attributes:

 

    • The location has some conveniences. 6 minutes, or 400m walk to the new Seletar Mall, with its food court, shops, and NTUC Finest supermarket. Or 5 minutes, 300m, to the food haven & culinary delights of Jalan Kayu.

    • Going downtown? Off-peak, it’s a 20 minute drive to Orchard Road from here. Or hop onto an LRT train at the doorstep of the site, 4 stations from Sengkang MRT station where it’s a 20 minute MRT ride to Doby Ghaut station. So total 30 to 35 minutes. It’s not a bad deal, for the price here.

    • This location is also close to exits to major expressways – about 5 minutes drive to the CTE (Central Expressway), and 5 minutes to the TPE (Tampines Expressway). So Changi Airport is only about 20 minutes drive away.

    • A new home on a huge piece of previously forested land.
    •  

    • CEL won the GLS land sales for 2 adjoining sites, and will amalgamate them into one condominium. The big resulting land size means there is scope for a lot more facilities, and economies of scale so that maintenance fees can be lower. 
       
      The size of High Park Residences is similar to Minton, which is now much appreciated for its wide landscaped areas & gardens, and good range of facilities. Initial fears over possible congestion because of its size did not materialise, as people do tend to come and go at different times.

    • Some units above the 17th floor will be able to get views of the sea or Seletar Reservoir.
    •  

    • High floor units facing Jalan Kayu will get unblocked views for a long way. Just bear in mind that these get the west sun too. But you can do wonders these days with sun filters or screens.
    •  

    • For investors, rental potential comes from high quality tenants at the nearby Seletar Aerospace Park.

Given all that, High Park Residences looks like it could be a good deal. Do register to view the show flat and see whether you might like it.

NEW 1953 SHOWFLAT LAUNCH @ BALESTIER

The most interesting new launch to come up in 2019 so far has to be the 1953 condo by Oxley Holdings, that will be opening for its VIP Preview on 16 February. This is a freehold project bounded by Balestier Road, Tessensohn Road, and Race Course Road. The location is very close to the city centre and the Orchard Road and Novena areas.

In fact, 1953 @ Tessensohn is actually within a sub zone of the Novena Planning area. And what makes the 1953 showflat launch so exciting is that it is a mixed development that also includes 7 conservation shophouses, to be gutted out and refurbished. Conservation shophouses that have been modernised well are often beautiful, and usually interesting too.

Unlike High Park Residences which are high rise blocks, the 1953 condominium is no more than 6 storeys high. It is also within walking distance of the Farrer Park MRT station, which is just 2 stops from Orchard Road.
