High Park Residences @ Fernvale . From 3xxK for Studio Unit

HighPark Residence is a brand new condominium being launched for sale by CEL Development on the western end of Sengkang, bordering the rustic eateries and landed houses of Jalan Kayu. Conveniently next to Thanggam LRT Station. Possibly the cheapest new private condo around: from high $3xxK for a studio unit . 1 + Study $4xxK up . 2BR $5xxK up . 3BR $7xxK up.

High Park Residences . Highlights

At first glance this might not seem a very exciting place to stay. But closer inspection shows that High Park Residence may actually be one of the best value private condominiums now. It has several attractive attributes:

 

    • The location has some conveniences. 6 minutes, or 400m walk to the new Seletar Mall, with its food court, shops, and NTUC Finest supermarket. Or 5 minutes, 300m, to the food haven & culinary delights of Jalan Kayu.

      •  

    • Going downtown? Off-peak, it’s a 20 minute drive to Orchard Road from here. Or hop onto an LRT train at the doorstep of the site, 4 stations from Sengkang MRT station where it’s a 20 minute MRT ride to Doby Ghaut station. So total 30 to 35 minutes. It’s not a bad deal, for the price here.

      •  

    • This location is also close to exits to major expressways – about 5 minutes drive to the CTE (Central Expressway), and 5 minutes to the TPE (Tampines Expressway). So Changi Airport is only about 20 minutes drive away.

      •  

    • A new home on a huge piece of previously forested land.

      •  

    • CEL won the GLS land sales for 2 adjoining sites, and will amalgamate them into one condominium. The big resulting land size means there is scope for a lot more facilities, and economies of scale so that maintenance fees can be lower. 
       
      The size of High Park Residences is similar to Minton, which is now much appreciated for its wide landscaped areas & gardens, and good range of facilities. Initial fears over possible congestion because of its size did not materialise, as people do tend to come and go at different times.

      •  

    • Some units above the 17th floor will be able to get views of the sea or Seletar Reservoir.

      •  

    • High floor units facing Jalan Kayu will get unblocked views for a long way. Just bear in mind that these get the west sun too. But you can do wonders these days with sun filters or screens.

      •  

    • For investors, rental potential comes from high quality tenants at the nearby Seletar Aerospace Park.

Given all that, High Park Residences looks like it could be a good deal. Do register to view the show flat and see whether you might like it.

THE ARCADY AT BOON KENG SHOWFLAT LAUNCH

The most interesting new launch to come up this year has to be the Arcady at Boon Keng by KSH Holdings & SLB Development, that will likely be having its VIP Preview either end 2023 or early 2024. This is a freehold project bounded by Serangoon Road and Barnabas Lane. The location is very close to the city centre and the Orchard Road and Novena areas.

In fact, the Arcady condo is actually within a sub zone of the Kallang Planning area. And what makes the Arcady at Boon Keng condo interesting is that it has been a while since there was any new launch so close to Boon Keng MRT Station. In fact, the site is no more than 6 minutes walk from the station, which is just three stops to Doby Ghaut station in Orchard Road.

The Arcady condo showflat is currently under construction, but if you are interested, do drop us a line to be kept posted on the VIP Preview date.

The other attractive feature of the Sky Botania condo is its relatively unblocked views in a few directions, especially to the east and south-east of the site.

High Park Residences spans a very large site, as it is actually a combination of 2 land sales, both won by the same developer CEL Development. This allows them to create an exciting project, with a wide range of facilities that caters to almost every interest, including some unusual ones. Note Thanggam LRT station just beside the site.

The High Park showflat is 2 storeys, with enough space to showcase a few unit types. As the above photo shows, the left side of the site is bounded by low-rise landed houses, so there will be plenty of light and wind and unblocked views from that side.

THE TERRA HILL CONDO LAUNCH @ KENT RIDGE

Around mid 2022, Hoi Hup Realty + Sunway Developments launched a new condominium on the site of the former Flynn Park, at Yew Siang Road, off Pasir Panjang Road. This project is called Terra Hill condo, and it is on freehold land.

The location is considered quite a prime one, as it is just on the skirts of Kent Ridge Hill, and part of the upcoming Greater Southern Waterfront development plans. Furthermore, the Terra Hill condo location is within 5 minutes walk from Pasir Pangang MRT station. It is around 15 minutes drive from the Marina Bay / Raffles Place Central Financial and Business Districts.

Terra Hill is definitely a very different product from High Park Residences, both in terms of tenure as well as location, not to mention in terms of price. The Terra Hill showflat opened for VIP Preview to quite a good reception, and interestingly, the larger units proved very popular. The Terra Hill site is also just beside Mapletree City, and backed by Kent Ridge Hill and Park.

Fun Facts About The High Park Houses

If you have a budget of less than $2m, and have been looking for brand new landed houses in Singapore for a while, you would know it is well nigh impossible to find any at that pricing.

Till now. The High Park houses are, surprisingly, going to be priced at around $1.8xM upwards, which make them very attractive buys. Expect quite a lot of interest, especially as there are just a small number of them.

HILLHAVEN CONDO LAUNCH @ HILLVIEW RISE

Much like the launch of High Park Residences, the launch of the Hillhaven condo will also be based on a registration of interest during a preview period, and balloting on the sales date. In this case however, the developer will be Far East Organisation rather than CEL Development.

The Hillhaven showflat will also showcase a few unit types. It won’t be on such a grand scale as for High Park Residences, but should be a fair size. And from previous experience with Far East’s style, the floor plan layouts for Hillhaven should be quite functional and space efficient as well. After all, Far East Organisation has plenty of experience to draw on, more than 5 decades of it.

The Hillhaven showflat is not ready yet as it is still under construction. The preview will likely take place in the 4th quarter of 2023, or the second half of 2024. Pricing has not been decided yet either, but is likely to be set a new record for that location.

DAIRY FARM RESIDENCES LAUNCH @ HILLVIEW MRT STATION

The Dairy Farm Road area, much like the Fernvale area where High Park Residences is located, is not terribly close to an MRT station. So while you would need to walk at least 13 to 14 minutes from the Dairy Farm Residences showflat to get to Hillview station, High Park Residences at Fernvale is served by an LRT line that connects to Sengkang MRT station.

Both have their advantages and disadvantages. But what really distinguishes the Dairy Farm Residences and sets it apart from the other new launches, is its proximity to a vast nature reserve and park. In fact, it lies practically on the doorstep of the nature reserve, with unblocked views of Bukit Timah Hill and the tree canopies rising above the slopes of the hill.

The other attraction of Dairy Farm Residences is that it is located next door to an international school, the German European School Singapore. Not only does the 6 storey high school ensure that you do are not blocked on that side, and gives better views around, but it also provides a pool of potential tenants from among its teaching and administrative staff. Expats generally appreciate the greenery around this location.

Opening date of the Dairy Farm Residence showflat has not be finalised yet, but could be around the middle of 2019, to the 3rd quarter. Similarly the floor plans are still pending final approval from the relevant authorities.
